A flat that is let all year sees a lot of suitcases come and go. Sooner or later there will be a coffee stain on a rug, a chair leg knocked loose or a scratch on the parquet of an old building. At that point the owner needs two things: a clear account of what happened, and evidence to put before the platform that took the booking.

Photos taken before anything is cleaned
The problem is usually spotted by the cleaning team just after check-out. They take pictures before touching anything, note which item or surface has suffered and message you within the day. Set next to the images from the previous visit, these shots show what changed during the stay.
A claim put together for Airbnb or Booking
Each platform has its own reporting form and its own time limits. We gather the pictures, the tradesperson’s quote or the replacement invoice, send the request before the cut-off and answer the platform’s messages, or the guest’s when the platform asks for it. The platform applies its own terms and has the final word; we see to it that nothing is missing from the file.
Repairs that keep the calendar open
While the claim moves forward, our maintenance service books the tradesperson or orders the replacement part, so the flat stays available and the next occupant finds nothing amiss. In the buildings of the 14th where a caretaker watches the entrance, they are the first person we alert if the stairwell, a landing door or a neighbouring flat has been affected, along with the managing agent when needed, and you then get a written update.
Cutting the risk beforehand
- Photos of every room each time the occupant changes
- House rules shown in the listing and repeated in the welcome book: no gatherings, discretion in the stairwell, maximum capacity stated
- A message sent to the guest the day before check-out

Frequently asked questions
Who files the report with Airbnb or Booking?
We put the request together with you, with photos and quotes attached, send it and follow the exchanges until the platform reaches a decision.
Can I be sure of being compensated?
No. Each platform sets its own rules and reaches its decision alone. We make sure the request is complete and sent in time.
The flat below or the stairwell has been affected: what happens?
The caretaker or the managing agent hears from us first; we photograph the visible marks and keep you updated. The report to the platform is handled in the same way.
