A flat in the 14th does not attract the same guests on a Tuesday in November as on a Saturday in June. During the week, you meet business travellers who arrived at Gare Montparnasse, visiting researchers around the Cité internationale universitaire, relatives in town to see a patient at Cochin or Sainte-Anne. At weekends and in the holidays, it is more often couples and families coming for the Catacombs, Parc Montsouris or a play on Rue de la Gaîté. A single fixed rate cannot follow all of that.

The signals that move the price
- Days of the week: business demand and leisure demand do not fall on the same days
- French and foreign school holidays, and the big events in Paris
- The academic calendar and conferences, which bring stays of a few days near the Cité U
- What similar flats nearby are offering, and at what rate
- The pace of your bookings: a calendar that fills too quickly means the price is too low
Rules that stay in your hands
Dynamic pricing does not mean prices move without control. Together we agree a minimum rate, the nights blocked for your own use and the shortest stay accepted. Then we adjust prices week by week, always above that floor. If the flat is your main home, we also keep count of the nights let during the year: in Paris the limit is 90 days, as explained in our article on renting your main home.
Location matters as much as the date
Two flats of the same size do not rent at the same price if one is a short walk from an RER B station and the other a long walk from any station. We compare your flat with the ones that are really like it: same area, same type of building, same capacity. A one-bedroom near Pernety does not compete with the same homes as a studio near Gare Montparnasse.
A good price is not enough without a visible listing: see listing distribution and our page on Plaisance and Pernety.

Frequently asked questions
Can my home be let below a price I choose?
No. Together we set a minimum price and the dates you want to keep. Adjustments are always made above that floor.
Should I accept one-night stays?
It depends on the home and the period. A single night can fill a gap between two bookings, but every stay means a clean. We set the minimum stay with you, period by period.
Do you take the 90-day limit into account?
Yes. If the flat is your main home, we track with you the number of nights let in the calendar year so that you stay under the limit set by the City of Paris.
